Henderson Remodeling Contractor — Anthem to Lake Las Vegas

Licensed Nevada B-2 general contractor serving Henderson - kitchens, bathrooms, casitas, and whole-home remodels with permits filed through Henderson Building & Safety and HOA submittals handled in-house.

Henderson is the second-largest city in Nevada, with its own building department, permitting authority, fire department, and distinct housing stock spread across more than a dozen master-planned communities. That spread matters when you're remodeling: all communities around the region create different approval, access, and existing-condition realities.

A remodel in Henderson is not a remodel in Las Vegas with a different ZIP code on the contract. The permits go through a different office, inspection timelines run on a different schedule, and HOA realities vary dramatically from community to community. We have worked across Henderson's distinct communities - from original Green Valley homes built in the late 1970s, to MacDonald Highlands and Seven Hills, to Cadence, Inspirada, and the waterfront resort homes of Lake Las Vegas. Each comes with its own remodel realities, and we plan for them upfront. Most Las Vegas Valley contractors treat Henderson as a service-area afterthought - same scope, same approach, just driven a little further from their office. That's a problem in Henderson. The HOAs run independently from each other because Henderson has no umbrella organization.

Three Eras of Henderson Housing

Henderson is not one uniform housing stock. It is a true city made of older core neighborhoods, first-generation master-planned communities, 55+ developments, luxury gated ridgelines, and new construction communities still being upgraded by their first owners. That timeline changes what we expect behind the wall, which approval body reviews the scope, and how schedule risk should be carried before construction starts.

Era 1

Early Henderson

19701995

Green Valley original, Whitney Ranch, downtown Henderson, Black Mountain

Original copper supply lines reaching end of life, aging 100A or 150A panel capacity, single-pane windows, and original tile-on-mortar showers needing complete rebuilds and ventilation upgrades.

Era 2

Mid Henderson

19952012

Anthem, Sun City, Seven Hills, MacDonald Highlands, Lake Las Vegas, Tuscany, Solera

Builder-grade cabinets ready for replacement, original quartz and granite tops aging, master baths with separate tub-plus-shower layouts, and HVAC systems reaching the 20-year mark.

Era 3

Late Henderson

2012today

Cadence, Inspirada, newer Anthem, MacDonald Highlands, Lake Las Vegas

Generally tight construction, but builder finishes and layout choices often hit a ceiling on resale value; islands, primary baths, storage upgrades, and outdoor living dominate requests.

Permits & Jurisdiction in Henderson

Henderson is its own city - separate from Las Vegas and separate from unincorporated Clark County. Your remodel permit goes through the City of Henderson Department of Development Services / Building & Safety, not through City of Las Vegas or Clark County Building Department, which changes submittal timing, inspector routing, and correction response. If you need a deeper breakdown of permit pathways, review our permit services page.

Henderson is one of the more permit-friendly jurisdictions in the valley.

Standard residential review timelines often run faster than City of Las Vegas or Clark County, and Henderson does not apply Clark County's doubled-fee penalty on many after-the-fact permit scopes. We pull, file, and sit through inspections regularly. Every permit number on a Big Horn project in Henderson is tied to Nevada State Contractors Board record under license #0091383.

Henderson approvals are not handled by one umbrella organization like Summerlin Council

Anthem, Sun City Anthem, Solera, Seven Hills, MacDonald Highlands, Lake Las Vegas, Inspirada, and Cadence all have separate review boards. Each master-planned community runs its own HOA and its own design review board, with its own submittal process and timeline. We've prepared submittal packages for each. The work that's visible from a street, a shared space, or - for Lake Las Vegas - the water has to clear design review before construction begins. We handle the submittal package, route it to the right board, and don't break ground until written approval is in hand. If approval is unlikely, we tell you before contracts are signed.

What a Henderson Remodel Actually Costs

Henderson remodel pricing varies more widely than Summerlin because the housing stock is more diverse - a Green Valley 1980s remodel runs very differently than a MacDonald Highlands custom-home rebuild. The ranges below come from permitted Big Horn jobs we have actually built across Henderson - Anthem, Sun City Anthem, Green Valley, MacDonald Highlands, and Lake Las Vegas - not generic national averages published by directory sites. Pricing assumes a permitted scope, mid-range finish selections, and a standard layout baseline. Premium materials, major layout revisions, or structural scope additions generally move totals higher.

Frequently Asked Questions

Do you pull permits through Henderson Building & Safety?
Yes. We file permits regularly through the City of Henderson Department of Development Services / Building & Safety. Henderson is a separate jurisdiction from City of Las Vegas and Clark County - different forms, different review timelines, different fee schedule. Henderson is also one of the more permit-friendly jurisdictions in the Las Vegas Valley: review tends to be faster than the City of Las Vegas for standard residential scopes, and Henderson does not apply the doubled-fee penalty that Clark County charges on after-the-fact permits.
Which HOA approves my Henderson remodel?
It depends on the community. Unlike Summerlin, which has the Summerlin Council umbrella, Henderson's master-planned communities each run their own HOA and design review board: Anthem, Sun City Anthem, Solera at Anthem, Anthem Country Club, Seven Hills, MacDonald Highlands, Lake Las Vegas, Inspirada, Cadence, Green Valley, Whitney Ranch, and Tuscany Village all operate independently. We confirm which board has jurisdiction over your property during the free consultation and prepare the submittal package accordingly.
Do you work in Sun City Anthem, Solera, and other 55+ communities?
Yes - frequently. A large share of our 55+ work is aging-in-place modifications: tub-to-walk-in-shower conversions, curbless entries, grab-bar reinforcement, and ADA-friendly clearances. We coordinate respectfully with HOA-mandated work-hour windows and noise restrictions in Sun City Anthem and Solera at Anthem, including dust and noise protocols when working adjacent to occupied units.
How long does a Henderson remodel take?
Add the HOA review window to the build window. A guest-bath remodel typically runs 4 to 6 weeks of build plus 14 to 28 days of HOA approval if anything is visible from a shared space or street. Kitchens that include layout reconfiguration usually run 8 to 12 build weeks. Whole-home remodels run 4 to 9 months depending on scope. Henderson permit reviews are typically faster than City of Las Vegas or Clark County, which can shave a week or two off the front end.
Do you handle Lake Las Vegas projects?
Yes. Lake Las Vegas has its own master association and multiple sub-associations within the development. Properties facing the lake or visible from the lake have additional design considerations. We've handled remodels in Lake Las Vegas and route the submittal package through the correct sub-association - South Shore, Vita Bella, MonteLago Village, or one of the other named neighborhoods within the development.
Which Henderson communities do you work in?
All of them. We've delivered projects in Anthem, Anthem Country Club, Sun City Anthem, Solera at Anthem, Seven Hills, MacDonald Highlands, Lake Las Vegas, Inspirada, Cadence, Green Valley, Whitney Ranch, Tuscany Village, and older Henderson neighborhoods around Black Mountain and the Water Street District. If your community isn't listed, call - we likely work there too.
Are you licensed and insured to do this work in Henderson?
Yes. Our Nevada State Contractors Board license - #0091383, B-2 General Building, $800,000 bid limit - lets us pull Henderson Building & Safety permits in our own name and carry the full scope of a Henderson remodel without sub-contracting permit work through another GC. We maintain general liability and workers' compensation coverage, and we are bonded. Every permit pulled in Henderson is tied to that license number - not a homeowner permit, not a handyman, not a sub's narrow trade license only.
Do you offer a free in-home estimate in Henderson?
Yes. A Henderson estimate starts with an on-site walk-through at your address - we measure conditions, photograph existing finishes and mechanicals, and send a written line-item proposal within 3 to 5 business days. There's no cost, no obligation, and the number on the contract is the number you pay - we don't do day-of upcharges. Most Henderson consultations are scheduled within the same week.
